ENVIRONMENTAL SITE ASSESSMENT An Environmental Site Assessment (ESA) is prepared for real estate transactions that identifies potential or existing environmental contamination liabilities. No sampling of soil, air, groundwater, building materials is typically conducted during a Phase I ESA, which is generally considered the first step in the process of environmental due diligence. If a site is considered contaminated, a Phase II environmental site assessment may be conducted, a more detailed investigation involving sampling and identifying contaminants. |

Phase I Environmental Site Assessment The Phase I ESA involves a review of records, a site inspecton, and interviews with owners, occupants, neighbors and local government officials. |
